Director of Permits, Entitlements and Government Relations, San Jose del Cabo, Mexico

We are working with a premier international real estate fund in Mexico that has an exciting new position for a Director of Permits and Entitlements for its luxury master plan community located in Baja California Sur, Mexico. You will play a pivotal role in overseeing all permitting and entitlement processes for existing and new land acquisitions for the project. The position is located in San Jose del Cabo, Baja California Sue, Mexico.


  • Lead the process of entitling new and existing land for expansion of a high end luxury development located near San Jose del Cabo, Mexico
  • Coordinate multidisciplinary teams in the performance of third-party studies and design exercises to obtain certain permits and entitlements
  • Manage compliance with obligations of all current permits and entitlements
  • Manage relationships with authorities and third-party stakeholders (local delegates, ejido, union, neighbors, banks, etc.)
  • Interact with community outreach team to implement various social impact initiatives
  • Prepare, track, and manage permits and entitlement budgets
  • Participate and represent the company in business chambers and trade organizations
  • Assist in due diligence processes related to land acquisitions, third party investors, and financial institutions
  • Assist project directors in understanding the steps and information required to obtain specific projects
  • Assist operations in the procurement and renewal of necessary permits     



  • At least 10 years of experience leading permitting efforts for complex master plan or mix-used development projects
  • Exposure to the development process, understanding design, permitting, construction and operations
  • Solid experience working and interacting with local community in Cabo
  • Demonstrated experience interacting with authorities at the municipal, state and federal level
  • Experience dealing with Ejidos, unions, and associations of fisherman
  • Bachelor’s degree in architecture, engineering, law or any other field related to real estate development. Graduate degrees and trade certificates are a strong plus
  • Self-driven and motivated, strong sense of ownership, enjoys pursing difficult challenges
  • Ability to multitask and work under pressure
  • Personable, capable of generating long lasting relationships based on trust
  • Strong organizational skills and detailed oriented
  • Excellent communication skills
  • Fully bilingual in English and Spanish
